Home security assessment
What a Home Security Assessment Inspects
An intruder looks at a home from the outside in, and a good assessment does the same. It starts at the boundary and works inwards, then looks at the people and the information that surround the property, because the weakest point is often not a lock.
The perimeter
Walls, fences, hedges and gates; how the boundary meets neighbouring land, mews and service roads; where a vehicle could stop unseen; and how deliveries and visitors reach the front door.
Doors and windows
Every point of entry, including basement lightwells, roof terraces, balconies, garages and the back door the household uses most. The quality of doors, frames, glazing and locks, and how they are used day to day.
Lighting
Whether the approaches, the entrances and the dark corners of the garden are lit, whether lighting helps cameras or blinds them, and what the house looks like at night when it is empty.
Alarms and CCTV
What the alarm covers, who responds to it and how; what the cameras actually see, whether the images would identify anyone, and who watches or keeps the recordings. Older systems and gaps in coverage are recorded as they are found.
Routines and staff
Who holds keys and codes, how contractors and deliveries are managed, what the household does when it travels, and whether patterns of the day make the family predictable. Household staff are often the best defence a home has, and the assessment looks at how they are briefed and supported.
Digital footprint
What can be learned about the property and the family from public records, social media, press coverage and property listings: floor plans, travel dates, children's schools and the cars in the drive. Smart home devices and the home network are part of the same picture.
The report
A Written Report With Practical Recommendations
Every assessment ends with a detailed written report: what was looked at, what was found and why it matters, and a list of practical recommendations to improve on the current level of security. Each recommendation is explained, so that the people who have to act on it, whether the family, an estate manager or a family office, can see the reasoning as well as the conclusion.
Recommendations are set out in order of priority. Many cost little: a change to who holds keys, to how deliveries are received, or to what staff share online. Others are physical, such as better doors, glazing, lighting or an upgraded alarm, and some homes will warrant a panic room or manned cover from a residential security team. Where the exposure attaches to a person rather than the building, the report will say so, and close protection may be part of the answer.
The report is yours to act on as you choose. Sectech provide several of the services a report may recommend, but an assessment is worth having for its own sake: it tells you where you stand.
How it is arranged
How a Property Security Assessment Is Arranged
It begins with a conversation, by phone or through the enquiry form on this page, about the property, the household and what has prompted the request. That sets the scope: one home or several, the building alone or the people and travel as well, and anything that should not be discussed in front of staff.
The visit is arranged at a time that suits the household, and discreetly. How long it takes depends on the size of the home and grounds, the number of buildings and the systems in place; a flat takes far less time than an estate, and some parts, such as the digital footprint, can be researched away from the property. The timing is agreed before the visit, and the report follows once the findings have been written up.
The same approach serves a one off event or day to day security, and a business as well as a home.

frequently asked questions
Home security risk assessment
What is a home security risk assessment?
A home security risk assessment is a structured look at how exposed a home and the people in it are to burglary, intrusion and targeted crime. It covers the building and grounds, the security systems, the household's routines and what can be learned about the family online, and it ends in a written report with practical recommendations, in order of priority.
Who is a home security assessment for?
It is for homeowners, estate managers and family offices: people responsible for a valuable property, a household with staff, or a family with a public profile. It is also worth doing before moving into a new home, after a burglary or an attempt, after building work, or when a family's circumstances change.
What does a residential security risk assessment cover?
The perimeter and boundaries, every door and window, external lighting, the alarm and CCTV, access control and keys, the household's routines, the staff and contractors who come and go, and the family's digital footprint. The aim is to find the weaknesses an intruder would find, and the order they would find them in.
What is in the written report?
A detailed report of what was found and a list of practical recommendations to improve on the current level of security. Recommendations range from changes to routines and procedures that cost little, to physical upgrades, technology and, where the risk warrants it, manned cover.
How long does a home security survey take?
It depends on the size of the property and grounds, the number of buildings, the systems already in place and how far the assessment goes beyond the building, for example into staff procedures or the family's online exposure. A flat takes far less time than a country estate. The timing is agreed with you before the visit.
What decides the cost of a property security assessment?
The scope: the size of the home and grounds, how many properties are included, whether the assessment covers people and travel as well as the building, and how detailed the report needs to be. Each assessment is quoted individually once the scope is agreed.
Do you carry out security assessments outside London?
Yes. Sectech are based in Mayfair and work across prime London and the home counties, including Surrey, Buckinghamshire, Hertfordshire, Oxfordshire, Berkshire and Hampshire, and for clients with properties abroad.
How often should a home be reassessed?
Whenever something material changes: building work, new staff, a new car or valuables, a move, press attention, or a change in the threat. Without a change, a periodic review keeps the recommendations current as systems age and routines drift.
