Who installs panic rooms in London, and what decides the cost?

Sectech UK, a security company based on Old Bond Street in Mayfair, designs and installs panic rooms and safe rooms in homes across London, including Mayfair, Knightsbridge, Kensington, Chelsea, Belgravia and Hampstead, and in the home counties. The cost depends on the size of the room, the level of protection it is built to, whether it is a new build or a retrofit, and its ventilation, power and communications, so each room is quoted individually after a survey.

A panic room, or safe room, is a fortified room inside your home or workplace where your family can lock themselves in and call for help. Sectech handle it from the first survey to the final sign-off. For the features a room should have and the standards each part should meet, read our guide to panic room features and safety standards.

How it works

Panic Room Installation, Step by Step

1. Survey

It starts with the property and the household: who lives there, who works there, what the room has to protect against and how quickly everyone could reach it. The survey looks at the structure, the candidate rooms and the services that run to them. A home security risk assessment is a useful first step: it sets the panic room in the context of the rest of the home's security.

2. Design

The design fixes the room's position, the protection rating of its walls, door and any glazing, and how it is ventilated, powered and connected to the outside world. A good design is invisible: the room can look like a dressing room, a study or a store, and the door can be finished to match the house.

3. Build

Walls, floor and ceiling are reinforced, the security door and frame are fitted, and the ventilation, power and communications are installed. In a new build this is part of the main programme; in a lived-in home the work is planned to keep disruption, and the number of people who know about the room, to a minimum.

4. Sign-off

Before handover the room should be checked against the design: the door, the locks, the ventilation, the backup power and the communications, and everyone who may need it should know how to use it. Post-installation support keeps it ready for the day it is needed.

Standards

The Standards a Safe Room Should Meet

A panic room is only as strong as its weakest element, so each part should be tested to a recognised standard, chosen for the threat the room is designed against.

  • Forced entry: doors, walls and windows tested to LPS 1175 or PAS 24, where a higher class resists a longer attack with heavier tools.
  • Bullet-resistant glazing: tested to EN 1063, which sets classes of protection against particular weapons.
  • Bullet-resistant doors, windows and shutters: tested to EN 1522.

Not every room needs every rating. A room designed against a burglar needs forced entry resistance; a room for a family facing armed threats needs ballistic protection as well. The survey and the design decide which classes your room needs, and the guide to panic room features and safety standards explains each in more depth.

Cost

What Decides the Cost of a Panic Room

Every panic room is designed for one home, so there is no standard price. Each is quoted individually after the survey. These are the things that decide it:

  • Size: how many people the room must hold, and for how long.
  • Protection rating: forced entry only, or ballistic protection as well, and at which class.
  • New build or retrofit: building a room into a new home or a major renovation is simpler than reinforcing an existing room in a finished house.
  • Ventilation: fresh air for the people inside, and protection for the air supply itself.
  • Power: backup power, so lights, communications and ventilation keep running if the mains is cut.
  • Communications: a way to call for help that does not depend on the house phone line or a single mobile network.

frequently asked questions

Panic room installation

How much does a panic room cost?

There is no standard price, because no two panic rooms are the same. The cost depends on the size of the room, the level of protection it is built to, whether it is part of a new build or a retrofit, and the ventilation, power and communications it needs. Each room is quoted individually after a survey of the property.

Can a panic room be added to an existing home?

Usually, yes. Many panic rooms are retrofitted into an existing room, such as a dressing room, a bedroom or part of a basement, by reinforcing the walls, floor and ceiling and fitting a security door. The survey establishes what the structure will take and which room gives the household the quickest route to safety.

What standards should a panic room meet?

Doors, walls and windows should be tested for forced entry, for example to LPS 1175 or PAS 24. Where firearms are part of the threat, bullet-resistant glazing should be tested to EN 1063, and bullet-resistant doors, windows and shutters to EN 1522. The right class for each depends on the threat the room is designed against.

How long does panic room installation take?

It depends on the size of the room, the protection rating, the lead time for certified doors and glazing, and whether the work is part of a wider build or a retrofit into a lived-in home. The programme is agreed at the design stage, before any work starts.

What is the difference between a panic room and a safe room?

In the UK the two terms are used for the same thing: a fortified room inside a home or workplace where people can lock themselves in and call for help until it arrives. Some people use safe room for a lighter specification, but what matters is the standard the room is built to, not its name.

Do you install panic rooms outside London?

Yes. Sectech install panic rooms and safe rooms in homes, hotels and offices across London and the UK, including the home counties of Surrey, Buckinghamshire, Hertfordshire, Oxfordshire, Berkshire and Hampshire.
